Petition to Sign to Reverse Death Tax - Howard Jarvis Association

As it should remain. If you’re a kid and you already have a home passed to you, you are ahead in life. Use the cash from the sale of the home and call it a day.

Luna Park in Great Park Neighborhood

TBH if you're a home buyer and have not done due diligence that is the individuals problem and they are the ones that will take the L. The entire meadows community was a sales gimmick with the school situation. The location is also horrible. You're surrounded by two of the busiest roads in LF...

Luna Park in Great Park Neighborhood

No, it was never going to happen and it was toll brothers way of selling the meadows. Once it was more than 50% sold the news broke out that it wouldn’t be built. Shady as hell. Hopefully buyers weren’t buying the meadows banking on the new school.

Luna Park in Great Park Neighborhood

Build a new school just for Luna Park? Who is pocketing that cost? There will be strong opposition for most of Irvine residents if funding is needed and MR gets added to existing owners that only helps Luna Park homeowners. I know in LF that won't happen as we don't allow MR in our hood :)

Sherry Wang from Citi Mortgage is Fantastic!

I honestly wonder how she can beat other big bank loan officers. I feel she is probably taking slightly less on her end in exchange and depends strictly the volume of her closes as well as referrals

October 2023 Irvine Housing Market Update

Builder wanted to charge me double compared to a contractor. The cost to do flooring should be easier for the builder since no demo is required and no need to redo baseboards. With rates now at 7-8% it isn’t worth it to do upgrades with the builder. Not to mention you’re also paying higher...

October 2023 Irvine Housing Market Update

Bro you win, it's 36k above zillow. https://www.simpleshowing.com/blog/average-home-price-in-texas. How does that make a difference in my argument? And look at you over here not knowing what SALT is and talking as if you know it. Highly recommend you do some research and understand SALT before...

October 2023 Irvine Housing Market Update

Average home price in TX is $298k as shown here. Average price in CA is 840k as shown here. You can do the math how much it matters to the average TX homeowners. TX also recently had a huge surplus and have passed a bill to lower property taxes for homeowners as shown here. And not to mention...

October 2023 Irvine Housing Market Update

I’m not a fortune teller but my prediction would be that it will not get raised. SALT cap doesn’t matter as much in Florida and Texas because most homes there aren’t 1m+ and they have no state income tax. Only CA/NY are impacted the most by SALT cap. Why would republicans want to take away a...

October 2023 Irvine Housing Market Update

The problem we have is not enough housing. Increasing the exemption amount does not create more homes. It only increases the existing supply of homes. If anything it will only cause prices to go up and benefit existing home buyers. It also wouldn’t help the “lock in” effect covid created.

There is also zero incentive for the government to increase these thresholds. Government would collect less taxes and wouldn’t be a good idea especially being 33T in debt.

October 2023 Irvine Housing Market Update

Not surprised how the Irvine market did before China lifted their covid restrictions. Early 2023 the restrictions were lifted in China hence the sales volume picking up. Again it shows how Irvine is so dependent on one group of buyers. As I will always say “it’s all good until it isn’t”.

    New communities in Portola Springs

why are these builders being so cheap about having a bathroom for each bedroom? At the 2m+ price point I don’t see why they are doing this as the cost that is being saved per home is fractional.

Olivewood at Portola Springs by New Home Co.

Plan 3 is the only plan that has in-suite bathroom for each bedroom which I think is very important. Plan 1 is bad because the guest bedrooms upstairs are next to each other. Plan 2 & 3 have bedrooms across from each. The thing about Plan 3 is the powder room is next to the downstairs guest...
