We pull Irvine numbers from CRMLS every Thursday and write up what we see. We'll post each week's numbers in this thread so they're in one place. Builder sales that never hit the MLS aren't included.
Week of Oct 8–14, 2026
What stood out to us:
This is our read of the numbers, not a forecast. Full write-up: https://ireneandricky.com/blog/29-i...-but-new-listings-are-asking-dollar861-a-foot

Week of Oct 8–14, 2026
- Closed: 33 sales, avg $765/sq ft (prior week: 31 at $789, or $760 without Shady Canyon)
- New pendings: 29, including 2 in Shady Canyon. The other 27 were asking $810/sq ft on average (prior week: 17 pendings at $847)
- New listings: 26, avg asking $861/sq ft (SFR $945, condo $780). Prior week: $774
- 30-yr fixed: 7.40% (Freddie Mac PMMS, Oct 15), flat from the week before, 6.27% a year ago
What stood out to us:
- Closed prices keep landing between $750 and $800 a foot. That's the range right now. A $10 move in a week with 30-some sales is noise.
- Pendings went from 17 to 29, more than we expected. Open house traffic is all over the place, though. One of ours had people coming through all afternoon; another had nobody.
- New SFR listings at $945 a foot look high to us, outside the handful of view homes asking $1,300+. Condos at $780 are priced much closer to where things actually close.
- Pricing low to start a bidding war isn't working. We're seeing very few offers over asking.
- If your place is sitting empty with a mortgage on it, waiting for next year is expensive. Interest alone on a $1M loan at 7.4% is over $6,000 a month.
