Aren’t there SFH homes with great floor plans in Irvine for 2.3m with an actual backyard?

$700+ sq/ft is crazy for a detached condo

Fei Li's listing is not a model home. In addition, the listing you have is an actual SFH and not a detached condo.

I have not don any math but based on some closed price per sq ft sales it seems like Tustin ranch/Legacy trade at 25-35% below Irvine prices? Do you have an example?

I think the Tustin ranch schools and Tustin legacy schools are probably comparable to Irvine schools. But in perception they will probably never will be. It will be interesting to see how Tustin legacy magnet academy performs when it starts sending kids to colleges - I think this year is the first senior class. It also has TIDE curriculum which I would think most parents would find appealing

Hi neighbors (Terra / Luna / Cira),

Imagine this: I've been paying for pest control service for TWO YEARS — only to discover the built-in perimeter pest control tubing system (HomeTeam) was never installed in my home at all. The builder has acknowledged the omission in writing and confirmed a retrofit is no longer feasible. Two years of service fees… for a system that doesn't exist.

If this is a standard feature across the community, I may not be the only one affected. Has anyone else found contracted features missing in their home?

I've filed complaints with the CSLB (complaint no. SF2026006558) and the DRE (confirmation no. 4804899082). If your home has a similar omission, feel free to DM me — we can seek fair compensation from the builder together.

说出来你可能不信：我交了两年的防虫服务费，到最后才发现，我家（Cira, Lot 92）房子里本应安装的内置防虫管道系统（HomeTeam）压根就没装！建商已书面承认遗漏，而且现阶段想补装都补不了。两年的服务费，交给了个根本不存在的系统。

如果这是整个小区的标准配置，那可能不止我一家。想问下大家：有没有邻居也遇到过合同里的配置实际没装的情况？

我就此已向 CSLB（投诉号 SF2026006558）和 DRE（确认号 4804899082）提交投诉。如果你家也有类似遗漏，欢迎私信交流，一起向建商争取合理赔偿。
