Yesterday I listed a turnkey single family residence home in the California Cove community of Laguna Beach on MLS. The home was built in 1985 and features 4 upstairs bedrooms and 2.5 bathrooms along with 1,655sf of living space on a 2,800sf lot. The home is listed at $1,249,000.

I'll be hosting open houses this weekend on Saturday, March 7th from 1-4pm and on Sunday, March 8th from 2-5pm.

Why do I think if this same exact house was listed in Irvine, it would be higher?

Irvine market is irrational.
Ha agreed in Irvine it will be expensive but the asking price is already $750 PSF which is inflated because the SF is less than 2K SF and the lot size is less than 3K SF. Taking into account the small lot size and total SF, it can’t be that much more expensive in Irvine. Maybe $850-1,000 PSF depending on the area in Irvine? I’ve seen 4 BD’s with less than 2K SF in Irvine especially in some of the older neighborhoods, unless there is a decent backyard and are not townhome ish (despite being classified as a SFR) feel like they definitely are not a buyers top choice unless it’s the best home for their budget. Of course the number of bedrooms could be huge for a family with 2+ kids
