Fresco in the Reserve at Orchard Hills

$2.9 mil? What the hell is KB Homes smoking?
When I bought Fresco 2 years ago, IP started price was $1.7 mil.
Wait until you see the price for view lot tomorrow. 2.9m is going to be very attractive. KB will release 7 homes tomorrow, 4 with views and 3 none view lots. You will be surprised for how much they ask for the premium.

On a serious note, you can't compare to 2 years ago. 2 years ago, Ravello Plan 1 was selling around $2M. Now Cielo Plan 1 is selling at $2.6M and Cielo is considered very cheap compared to Olivewood and Azul.

I would say $1.5M premium for view lot if it's great view. Otherwise, probably $1M.

Funny you mentioned guard gated. IP actually had Fresco lots available in OH when we put our name on the preferred waitlist in Eastwood but wife hates gated community.

IMO, Ravello and Cielo are equivalent. $2.6 Cielo now is reasonable compared to $2 mill Ravello 2 years ago considered the real estate craziness but not $1.2mil in the case of Fresco. KB homes have crappy materials. KB tract homes in Eastwood are falling apart. We notice few houses with faded paints , roof leaked, windows shutter missing, stucco cracks…
 
Honestly it doesn’t matter what builder it is. All local areas share the same contractors. For example, TrueAir is used in Serrano Summit & Teresina & maybe even meadows.

What is key is the Construction Manager for the builder & also a good inspector to catch things before closing. I heard so many people saying Lennar sucks and their build quality is shitty. Yet I had no major issues or anything. The Lennar construction guy never pushed back on any items my inspector had and if anything he welcomed it.

I brought up Ravello and Cielo because they're almost identical. $2.6M Cielo in PS is definitely different from $2M Ravello in OH 2 years ago is what I meant. And Shea is known to be pricing low. I mean, even when IP decided to quit the construction business the last Ravello Plan 1 was selling at $2.8M last June, but that was with a bunch of upgrades.

But yeah, KB homes are a lot worse than IP and Shea homes.

KB is asking $4M for 2389sqft plan1X and $5M for 3256sqft plan 3X. City view lots. But other than valley and other people’s roof, you don’t really see anything else.

I agree, KB doesn't have a great reputation for their quality and they seem to do a lot of cost cutting in their homes, a good example of that is the Genoa homes that they built in Orchard Hills a few years ago which were nearly 4000 sqft and only had one dedicated HVAC unit and heating furnace for the entire home which was a complete joke! Homes of that size should have at least two dedicated individually zoned HVAC units and heating furnaces for the first and second floor, clearly a cost cutting measure by KB for the Genoa tract homes in OH!

Agreed! A clear example I noticed about the fresco KB model home is that instead of putting the solar on top of the roof tiles, they just didn’t put roof tiles at all and only have solar panels. So if you ever decide to remove the panels, you have to also add new roof tiles.

How much did they save in roof tiles by doing this? Doubt it’s much

It all depends people’s preferences. To me, OH shouldnt have that much premium over PS.

How does that work? Wouldnt the rain get in with just the solar panels and no tiles?

Wow, what an eyesore! Seems like the solar panels on the roof was an after thought for them and you can literally see the missing roof tiles at the front and around the solar panels, I would never buy a home from such a builder doing shortcuts like this!
