Newer Irvine listings with crazy WTF asking prices from equity sellers

Here's your chance to own an Azul model home for 1300 a ft. This is one of the most lackluster model homes I've ever seen:

I agree, the worst model home I have seen in Orchard Hills to date, the materials and upgrades are so underwhelming inside and mostly look builder standard. Also this specific Azul plan has only 3.5 baths so the layout is not ideal and a complete joke for the asking price!

Doesn't look like a model home from IP and looks like a model home from some discount builder! 🤣
 
Odd (to me) seeing doors with 4 hinges. Anyone remember if they were solid wood, or basic foam core doors on the models. Tiny bedrooms with ho-hum "upgrades". Snooooozzzz

Some homes with same SF, Br/Ba count, school district quality, etc - but zero MR.

Sierra Siena may be Pending, but if I had a choice between Suede (brand new) and that resale, I'd go for Sierra Siena any day of the week.

The listing says it has a breathtaking view.... Is it of the neighbor's bedroom?
 
I cant believe this house under contract for $2.9 mil. I went to check out the open house last weekend. The house is poorly staged. First floor layout is pretty bad. The stair design is odd. It comes down right in the middle of the living room. There is no good place to put dining table. They have the staging dining table right in the living room. Too much Chinese money. 😀

Sierra Siena over that OH home no question. 100%.
 
This El Camino home just closed for $1.735m. It was trashed and sold for $1.075m in August.


Original condition:

One persons trash is another persons treasure, eh....

The list was $1.6x bid up to $1.7x YOWZA!

My guess is $250k in total costs to repair/replace plus commissions, so not a bad risk - reward here.

That home was priced relatively low for Eastwood hence why it's in escrow already with the drawbacks that you pointed out.
