New communities in Portola Springs

That’s crazy. People normally would pay off their home by retirement and you’re here buying a 3m home before retirement. You loaded with $$$
 
Well, there seems to be a lot of crazy people.

I went to Cielo office to talk to sales after getting on the priority list. He told me there are over 200 people on the list. Because of that, they raised the view lot premium from $150k to $300k from phase 3 to phase 4A. On top of that, they also raised the base price by $50k. It's possible that they will raise base price by another $50k from phase 4A to phase 4B.

Base price for Plan 1 is $2.473M at phase 4A. Could be $2.523M at phase 4B. WTF!!! :mad:

At least, so far, there are no takers on the view lots yet. He's still going down the list. I mean, people paying $2.8M to $3M really are crazy. Hopefully, IP misread the situation. Lots of people on the wait list doesn't mean you can just keep raising price. People will drop out.
 
So I don't know what kind of delusion pills this owner has been eating, but he's re-listing the home at $1.88M after reducing from $1.89M (6/11/22) to $1.828M (7/14/22) to $1.799M (8/4/22) finally to $1.72M (1/12/23) last month.

Yeah, I saw that it was under contract. Was waiting to see how much it went for. I have to say that I'm extremely surprised that it went for higher than $1.8M. This one is the smallest lot in the community and it has very little upgrades. IP is selling Bluffs 1 for $1.787M, so I don't know why anyone would want to buy this one instead of new construction from IP. Depending at what stage the IP home is, it could have a decent amount of upgrades in it.

So much for OCtoSV's prediction of 50% drop on Irvine condos by June, 2023. 😂

I don't have the latest price sheet for Bluffs. I saw it on Zillow, which is very accurate. That's how I found out they released phase 4B for Cielo.

Yeah, my wife was just telling me this morning that interest list for Arbor and Olivewood are coming out.
 
I’m very curious as to how they are going to price these two developments with the interest rates being significantly higher than the past few years. The locations are fantastic however the Olivewood have very small lots compared to some of the Azul, Cielo, and even a fair number of Highland Plots. They have really squeezed these in considering the larger size of these premium homes (Terra Clones from Orchard Hills.) I’m disappointed they didn’t do a highland or Bluffs extension on the other side and instead are doing loaded streets.

My wife was watching a RE Youtuber and she mentioned that Olivewood plan 3 was going to be $2.2M-$2.3M, but I don't know how reliable that number is. The Youtuber probably talked to sales since she was filming the model home, so it might be quite reliable.

For comparison, Olivewood plan 3 is similar in size to Azul plan 3 and Cielo plan 1, around 3220+ sq ft.

Azul plan 3 is priced around $2.4M and Cielo plan 1 is priced around $2.5M. Both Azul plan 3 and Cielo plan 1 have high ceiling, but Olivewood plan 3 doesn't. Azul 3 is vaulted and Cielo plan 1 is volume.

We are interested in looking at Olivewood 3, but Cielo 1 is still high on our priority list. Sales told us that most people on Cielo priority list wants plan 3, followed by plan 2, and very few want plan 1, so we have a good chance at getting one. And of course, view lots are the most popular also, even though they're priced at $2.8M (plan 1) to $3M+ (plan 3).
 
I checked the lots on City of Irvine website, and Olivewood seems to be like Highland in terms of lot size, very small. I saw a lot of lots that are about 3600 sq ft. This is comparable to the smallest lots at Highland at 3588 sq ft.

It seems to have been taken down. I guess because IP isn't ready for the release yet and requested that she take down the link. My wife checked the person's Youtube videos and it's not there anyway. It's also gone from my wife's Youtube history.
 
I wonder what plans these are supposed to be. Has anyone seen them? I'm guessing it's just going to be the same plans they've been building in PS but with something small randomly changed like usual. I hope I'm wrong though.

Oh, I was the one who posted the floorplans come to think of it, so I guess I'm good to go! Haha. I didn't realize it was just a name change.
