Newer Irvine listings with crazy WTF asking prices from equity sellers

I'm bemused by the "residential income property" claim in the description. How does this thing possibly pencil as an investment property? Also, was this written by the listing agent or ChatGPT? I know it's akin to being a Grammar Nazi to point out something as trivial as this but its a terrible read. For $2xM possible sale, the Seller should expect something more than what's written up in the listing description.
 
I know inventory is low but no way this seller will get anything close to $1,000/sf renovated or not....


The first number on this one will be a 1 if they decide that they really want to sell the home.
L O L....There is a lot of delusion with this price. That is not in a 2.5M neighborhood. I remember a few months back, they were trying to rent out the unit they built above the garage for 2500.

 
These "bans" never work. Canada tried it in the Vancouver/Victoria market and - to quote Dr. Ian Malcolm - "life finds a way". Shadow buyers, LLC's and other ways to obfuscate sales got around these bans in Canada, as they will here as well.

It is overpriced, but not really way overpriced if you think about it. Size-wise, this is comparable to Cielo plan 3 in PS, which is selling for $2.7M. The lot of this home is very small, but it's EW, so...

Took over a month to go into escrow, no way it's closing for the list price.
 
Ok, this place is crazy, recently a nearby house was listed for 1.55m and sold for 1.65m, closing on 5/1. Now this place is asking $1.8m!

It's right next to the lake so homes like this will take a big premiums similar to how view lots have big premiums. Location, location, location.
I guess I just never thought I would see the day where a place off of North Lake was priced that high per ft. Good for the sellers though!
