New communities in Portola Springs

$870/sqft+ base price. Impressive. Should be pushing $1k/sqft after design center, window treatments, and landscaping. Go Irvine. You have your checkbook ready @CalBears96?
 
These homes are mostly for cash buyers and hustlers. Don't need to care about the rising interest rates nor any economic concerns. Park the money for $1k/sqft and get $2k/sqft return in coming decades.

I guess I'll have to see what the price for lot 26 is going to be. Lots 26-28 are actually among the smallest lots in the community, at around 4300 sq ft. The ones I'm interested in are on Orbit (lots 38, 42, 44). They're 5100, 4800, 5300 sq ft lots. Sales said they would probably phase 7-8. They also told me that IP is planning to raise the price by $50k per phase. If phase 4B comes out at $2.5M, then it would be around $2.7M by that time.

My wife set the limit at $2.7M. Even that is pretty damn ridiculous. If it goes beyond that, I'm bust and tapped out.

I'm not familiar with the streets & lots. Do you happen to have a site map that you can share?

If these lots 26-28 are smaller than the lots you're interested in and lack the price hikes of future phases, does that mean you're priced out already? :-(

Assuming that lot 26 will be around $2.5M, then I'm not priced out yet for lots 42 and 44, but it will be close. Logically, I shouldn't even be considering paying $2.7M for Cielo plan 1, but I guess we all operate on emotions rather than logic. :(

are you factoring in landscaping, builder upgrades, window treatment costs into the budget on top of the 2.5-2.7m? You can easily be 3m all in....

Oh I see, I mis-read the sales sheet. 26-28 aren't for sale yet. 10-12 must have a view premium in the price whereas 26-28 won't, so that's where you're coming up with $2.5M for those, and those will be a better indicator of where lots 42 and 44 will be priced at.

There's still a chance for you CalBears! Logic doesn't need to dictate 100% of the house decision! Ready for $3M all in? :p

Yes, lots 10-12 are supposed to have about $300k view premium, according to sales. Lot 29 (phase 3 plan 1) was priced at $2.42M before included builder upgrades, so it's reasonable to assume that lot 26 shouldn't be more than $2.5M.

If we do buy Cielo plan 1, then we won't do a lot of builder upgrades this time. Only kitchen cabinets and countertops. We'll do flooring, windows treatment, baths, closet, glass stair rails after COE.

2.7M is pretty damn high. Not sure how set you are on staying in Irvine but I think with that budget there are definitely better options in neighboring cities.

My wife doesn't want to move out of PS, let alone Irvine, so neighboring cities are out of the question. Hopefully, even IP realizes that $2.7M is pretty damn high. 😂
