You are not the only one who thinks that way. When the first non model homes were completed behind the model homes, i raised the same question. To me, they look like a quasi sfh like highland rather than on a normal residential street.
Yes, that's how I feel as well. I'm trying to remember if it was originally slated to be a different project. The homes are true SFRs, but the streets make them seem like quasi.
 
The transaction closed earlier today. The sales price was $1,910,000. Congrats to both the buyer and seller.
 
Owner lowered listing price because 109 Jasmine went into contract? That one entered escrow earlier than this and still hasn't closed escrow yet.

Yeah, once 109 White Jasmine came onto the market it put pressure on pricing for our listing. The seller is purchasing a Ceilo view lot shortly and since we had a cash buyer who closed quickly and they could throw the money into 5%+ investments we decided to move forward at a slightly lower price than we wanted to get.

CalBears? Just kidding. I actually don't remember which hood he is looking to move to but good on these people who can move from expensive Irvine home to expensive Irvine home so quickly. :)
I am looking to move up to Cielo, true, but I purchased Bluffs 2, not Highland 1, remember? Unfortunately, I can't afford Cielo Plan 2 or 3, let alone view lots. I mean, moving up from $1.7M to $2.5-$2.7M is already a stretch. Anything beyond that is just untenable.

The seller got into contact on 119 White Jasmine in late 2020 so they maxed out their $500k gain exemption which helped in moving to a Ceilo view lot.
 
Congrats to Martin and your client. Very nice upgrade from Highland to Cielo. View lots have been selling pretty well in PS and OH. I guess they can stomach the additional 16-18k in property tax. Perhaps it’s for an investment.

View lots in PS are only $300-$500k more, so only $3-$5k extra in property tax.
 
Their property tax for the home they just sold is 17k. The new tax will be at least 30k
Well, yeah, that's irrelevant to the home being view lot or not though. Your post make it seem like the extra $16-$18k comes from choosing a view lot. I mean, if you upgrade from $1.5M to $3M house, you're expected to pay that much extra.
 
I guess they must have come up with a lot of dough to upgrade from a 1.2 to a 3.4 mil house(minus the 650k gain)
I'm pretty sure that, even if they bought Cielo Plan 3 view lot, they got it for $2.8M or less. The fact that they're selling now means that they probably reserved their new home at least a couple months ago and almost ready to move in. I don't know if Martin can disclose that information or not.

It's only in the latest phase (4A) that Plan 3 view lot increased to $3.0M. If they're starting to purchase now, and selling the Highland 1 was a contingency, then yeah, we're probably looking at $3M+, but it will still take a few more phases to get to $3.4M.

They got into contract on the Cielo view lot last Fall for under $3m as a non-contingent buyer, even back then the view lots sold fast.
