Brea 265 - Future New Homes in Brea

Hi Has anyone heard of is project? It's at cross street Valencia and Lambert. I think the city approved the plan late last year (2022). 1,100 new homes to be built. Anyone has driven by recently? Sounds like the first homes will be done by 2024.
 
Nice amenities nearby. Carbon Canyon Park, its redwood grove, oil trail, and a retail center with WFM/Mendo/Urban Plates/Capital Noodle Bar.
 
You want reasons not to buy near Carbon Canyon?

Bk use to call it garbage stew that seeps into the ground and ends up in a lower area
TI use to make fun of Lambert Ranch and Stonegate being lower than the Bee Canyon seagull sanctuary.
 
I'm not seeing increased cancer rates or other malformations in former oil producing areas like Huntington Beach, Fountain Valley, Seal Beach, Brea, Fullerton, or Yorba Linda relative to other areas in OC. Yes, there are hazards everywhere. Are there enough at this site to be an issue? Doubtful in my mind.
 
Just remember that Newport Coast used to be a landfill too. 👃
Coyote Canyon Landfill? But I think they didn't build anything on the landfill other than newport coast drive? It's now being developed into a golf course tho, will give a boost to the value of the surrounding properties.

100% agree, if you want to live in newer areas, hazmat is almost inevitable. One thing I always tell my client is, you should know these but doesn't mean they should be a deal breaker because these things are everywhere. Just make informed decisions.

I know the most famous one is probably the BKK landfill near Walnut and West Covina, that one and the one at Montebello accepted hazardous waste.
