Lake Forest has a new asian grocery store, Island Pacific. It's closer to the freeway and not as large as 99 Ranch but it's a start.
 
More resales and rentals today in The Meadows...they're really piling up lol. I feel like this is the most I've seen pop up in a brand new community in such a short period.

20% down, at today's high 6 or 7% 30 year fixed interest rate, $5.5k for rental seems much cheaper than to own. paging L.L. and OC2SV

A true reflection of investors over FTHB / primary homeowners within the (crazy) housing market in the past 2 years. This is well recognized in national headlines and here alike.
 
I’ve been saying a Trader Joe’s should be placed in the Home Depot center for a while…a perfect fit for the area without much in the way of traditional grocery options.

Renting these homes are going to be difficult.....Especially when complete buildout probably isn't going to be done until 2-3 years at this point.
 
The TJ request has been an ongoing project. It happened when BR opened too. Thousands of homes didn’t move the needle then but maybe hundreds of homes will.

Since BR was developed, you have had Iron Ridge, The Oaks, Serrano Summit, Terassina, The Meadows, etc. Foothill Ranch has had quite a lot of change.
 
Without a doubt, the new developments in Great Park & Baker Ranch / LF will attract small and big businesses alike. The Irvine Company seems vested in building out this region; it's just a matter of time. Trader Joe's would be wise to open a location here 🤭 (it'll probably happen in the next 5 years or so).

Isn't GP suppose to build something for their homeowners? The tax these homeowners are paying to live there is painful

Wow, you’re right. Forgot all those exist. And yet, IIRC, no new groceries have opened on that side of town since BR opened. It’s too bad bc that Ralph’s is pretty much unshoppable (personal opinion).
 
CFD = Community Facilities District.

Schools, fire station, police station, parks, etc.

Dude chill your tits bro. Who said property taxes fund plazas? GP sales people have told their buyers there will be plazas and all that crap to them before.

Check my post, it does not say the tax they pay will fund them. The idea is they pay so much damn taxes (including you) and the sales people said things will be built but they aren’t. A stupid water park is there now and a USA water polo facility is in discussions of being built. What does that do for homeowners there? Don’t get so sensitive about the taxes Irvine folks pay. It’s the truth and if anything, you should be raving about how great Irvine folks are to support the community you live in.

There was a discussion about opening up businesses like Trader Joe’s due to the recent new communities built between GP and LF. I brought up GP because it was mentioned to those buyers when they were purchasing. They even mentioned it to me when I was looking for a home. But was anything done to satisfy that yet? No. A stupid water park was built and a future water polo facility which benefits < 1% of the GP owners.

If someone were to buy a home in GP, this information can potentially be useful to them but not you. YOU think it’s BS. YOU don’t speak for everyone unfortunately and not everything is about YOU sir.

So, basically, I haven't pissed off any real member on this forum. Left and right on this forum, my ass.

As for CFD, it's not whether I speak for everyone or not. It's about understanding what it actually means. You see, when FivePoint planned the new communities in GP, they already planned out all the facilities to be built in this area. So they decided to built some stupid parks. But they also built Portola High School, along with fire stations and police stations. So they took out a mortgage to build those things. Now, anyone who buys at GP is going to pay for it. This is spelled out. If someone is going to buy a GP property and doesn't understand this, it's on them. DON'T expect FivePoint to build anything else not on their plans just because you are now a GP homeowner. If you don't like the facilities being build there, DON'T buy at GP. It's really simple as that.

I bought at PS knowing this, but I still decided it was worth it. So no, I didn't get sensitive about the tax being paid. I've understood what Mello-Roos is. I've paid a crap load of it for my Lake Elsinore and Eastvale homes. The MR paid at my Lake Elsinore home is even more useless than GP, trust me. At least, GP residents can send their kids to a good high school.
