    My friend lives in Turtle Rock which have some SFH's with short driveways.  When they park in their driveway, their car sticks out on to the sidewalk.  His neighbors actually received parking tickets for this because...wait for it, wait for it...a passive aggressive Caucasian couple called the cops.

    I don't see that happening with Orchard Hills, Stonegate and the rest of Portola still to be built.  But I did hear from the Woodbury Elementary principal that a new middle school is scheduled to be up by 2013 at Jeffrey and Trabuco.

    My impressions of 2010 collection

    On the timing - my son is in elementary school so I want to match the move up with the school years.  That would mean the timing of the move would be either 2010 summer or 2011 summer.  Hey gaab, keep in mind that Woodbury Elementary is a year-round school and the school year starts in late July.

    Montecito / Sonoma / Carmel Pricing

    Is Sonoma still baking upgrades into their home prices? We looked at Phase 1 pricing and were turned off by the upgrades they were imposing on the buyers. If I'm buying new construction, I want to pick what goes in the house and not get force fed upgraded hand rails and secondary bathroom...

    Purchasing upgrades on a new built home.

    You should also consider the 8k tax credit. If your upgrades plus the price of your home is greater than 800k, you lose the credit. The Montecitos are all in the upper 700k range so it would be easy to go over.
