So I went ahead to get the inspection done. I think it is worth it. The inspection found about 10 items. Now I have to talk with the builder. Hopefully it won't be hard to persuade them to fix it

Also, It is easier for kids to walk to the elementary school from Montecito than Santa Cruz. They don't need to cross the busy Shady Canyon street.  That is one reason we prefer woodbury over woodbury east.

The bill says that The tax credit may not reduce regular tax below TMT. I guess that means a lot of people can't get the full 10k due to AMT triggered by $3333/year credit

my builder penalty is 250/day. Pretty steep. But still worth it compared with 10k. BTW, Do I need to pay federal tax for this 10k?

It doesn't matter. Either first time buyer or buying a new home will be qualified for the $10,000.
