Metrolink - too slow as commute … you still have to drive to and from the station.

also the fact zoning never got to change - I believe owners are aggrassively protesting every single time high density zoning comes around

"Irvine is designed and marketed towards rich Chinese." that could be true in the past decade, but before that there was Korean, Taiwanese, and probably Persian and Russian... I think

Oh well… Irvine schools are still good feeder to UC systems…

Plus - quote the insurance of the property you are looking - the premium today can shock you sometimes.

If you are thinking of private school - living in lake forest makes a lot more sense. But even Lake Forest pricing makes me think twice.

if you need a job and a loan to own a house, Irvine is somewhat a bad place to buy right now.
