Just my 2 cents. I think vast majority of the buyers in Irvine are investors now. They don't care about how expensive the house is, but how the price is going. This is why around June last year, when everyone every investor realized the growth is ending, people just stopped buying within weeks...

I personally don't like the kitchen counter in Olivewood Plan 3. The center seems unreachable for most people. I also prefer the entry door in front of the house instead of on the side. It's just looks nicer imo. Also Olivewood generally has much smaller lot size. I could be wrong but I think...

There is a non-view one currently listed for $5.2M. with a 3-car garage and a fancy staircase. Sequoias are currently not moving at $2.6M-$2.8M. I don't think they sold more than six lots from the past 6 months maybe? I could be wrong. The Evergreen are ~$2.5M now. Your dream is for sure getting...

The Sequoias/Evergreen is a very good comparison. The floorplan is very mediocre for that price. For that price I'd except at least Enclave at Yorba Linda or Estrella at Altair that kind of floorplan.

Couldn't agree more. Also there is no loft on the 2nd floor. I'm fine with a 3rd floor as a bonus but the first 2 floors must be a fully functional house. TB has those kind of design but not this one. I also don't like the small foyer leads directly to the living room without a hallway. Feels...

There is no gas connections... which is a big deal for all the rich Chinese buyers. Also no laundry room but just a closet for a stacked combo unit is kind of ridiculous for a $1.5M+ home...

It will probably go way above $1000/sqft right? Considering the size...

Cielo has one of the best floor plan in Irvine. 20ft ceiling is so hard to come by for new homes. It started at $2.58M when reopened. I wasn't fast enough to get on the interest list before they closed it. Too late now.

I thought they all sold out instantly. They closed the interest list on like the first week. I would have bought there if I could...

Same problem with the Sierra. All they have now are the $3M view lots that nobody wants.

I'm more surprised that the Laurel, which is basically a copy of Elevate, still starts at $2.8M. They clearly cannot move Elevate at that price. Surely adding 107 more houses would help.:rolleyes:

Well there is also garage, driveway, front yard and side yard. Also wall has thickness. I usually look at the rear setback. I don't think any $2M+ home should have less than a 20 ft setback, but clearly plenty of wealthy buyers disagree... I would rather have a L-shaped floor plan than a 12ft...
