1) Very far from job centers. There are few ways in and out (that don't involve toll roads). Not a pretty picture during rush hour
2) Relative isolation. Yes there are some nice things to do there, but if you want to go anywhere else (e.g. Irvine) it's far
3) The heat - more inland so...
I also like SJC - one of my friends lives near the mission and she and her husband love it. If you like the area and feel comfortable/safe as others have said, I say go for it. What high school is it near - Capo or the new one? Capo is certainly showing its age, but all in all it's not so bad...
I would stay away - at least if your friend is hoping to trade up any time soon. That's a bubble-era condo conversion gone bad. There are MANY foreclosures there.

I also have seen some properties approaching or even below rental parity - though these are small condos in not desirable neighborhoods.
Both of the Coto properties scheduled for auction were postponed. Water Lily way until 8/25.
Interesting but true - 10 Water Lily Way got its NOD in May. What do you know - same last name as the owner of 6 Water Lily Way, and the same lender (C'Wide). Fishy.
