    Irvine Market

Having a rental property in a desirable city like Irvine is great. There are detached 4bed 4 bath condos in portola springs. Look at sales past 6 months for detached condos in that area to get an idea of the floor plans to see if they work for you. I would say keep the rental if you can.

New Construction - Highland at Portola Springs vs Landing at Tustin Legacy

Between Irvine blvd and Portola pkwy is a good location! No doubt. I saw a house couple of months back on Pawprint which backed into Portola Pkwy and the backyard was super noisy but location was great.  My point was that it is far from the center of Irvine and the last community before entering...

New Construction - Highland at Portola Springs vs Landing at Tustin Legacy

Orchard hills is atleast central. PS is far from everything. If you value being in the outskirts of Irvine then PS is the option.

New Construction - Highland at Portola Springs vs Landing at Tustin Legacy

Dare I say rip off  ;)  Maybe IP is planning to farm the land with orange and avocado trees around highland and call it Highland Orchards.  :D

    Piedmont Plan 2 Eastwood

Thank you both! Fantastic insights. Just love the expertise and knowledge in this forum.. much better than searching  Facebook Irvine groups. Looks like Opendoor?s biz model  is to sell homes without staging. I saw another detached condo by Opendoor and it has zero staging. I guess they want to...

    Piedmont Plan 2 Eastwood

Hi everyone - I toured the home below  but alas it?s pending already. I did some research and looks like it?s a Piedmont Plan 2 by IP. They seem similar to highland in portola springs and Como at orchard hills. Considering highland is selling for $1.5M for base lots and Como even higher a resale...

New Construction - Highland at Portola Springs vs Landing at Tustin Legacy

You might be onto something here  :) Also the definition of ?being close to nature? is different for folks?lakes, rivers and lush forest vs predators. I think they should be around $1.1M max considering everything.

New Construction - Highland at Portola Springs vs Landing at Tustin Legacy

Latest pricing of highland is around $1.5M for base lots. IMHO they don?t deserve it. Current supply demand economics are driving the prices like crazy. I have seen them go from $1.3M to $1.5M in 6 months. At this rate $1.6M in a few months for base lots is not far fetched. On top of this you...

Pricing on Highland at Portola Springs

Thanks. You are right about Como. I know about it and found it hilarious how the floor plans and elevations were similar. Eastwood Fresco pricing is around $1.6ish as well. A part of me thinks none of these homes are worth so much. You will get fantastic resales  with bigger lots and much more...

Pricing on Highland at Portola Springs

Congrats to those who got into highland?s current phase. Looks like IP increased the price by $100K compared to prior phases (attached). Apparently I was way down the ?priority list? so the three lots were sold out even before they could communicate the lots to me. I don?t know what?s worse...

Where the market is - Buyer Offers

So the market is not cooling off anytime soon. ?Siri. Remind me to check Redfin in 6 months?

Pricing on Highland at Portola Springs

I am on the priority list as well on Highland but didn't get communicated on any available lots. I called last week and they said it will take another 4-6 weeks for the next Phase. I am not sure what sort of process the highland sales folks are following but definitely seems like YMMV

New Construction - Highland at Portola Springs vs Landing at Tustin Legacy

Irvinehomeseeker, Thank you. I signed up before I saw the broker referral post here. Lesson learned! I am also interested in Fresco, Como and Solano so I will make sure I go with an agent before I tour. We officially started our home search after window shopping on Redfin for the past 6 months...

Hi everyone, Our little guy who will turn 4 soon is on the spectrum. We had early intervention started when he was 2 years and he made amazing progress. Currently we are zoned to Tustin Unified and based on our research so far looks like IUSD has better Special ed and support for kids with...
