Does anyone know whether a permit (at the city or county level -- HOA is a whole other beast, I guess) is required to have a fire-pit installed? (the raised type people can sit around, not at ground level or underground for cooking)

I was very pleased with Craig's Appliance 949-831-4699, and wouldn't hesitate to call them out again for future service. (they came out to repair a washer for me -- fair price, friendly, and took time to explain the fix)

Also, make sure that it's truly an attached condo. My recent purchase in university park turned out to be an attached PUD - some odd circumstance where it's attached, but I needed to purchase insurance to cover both the interior and exterior (to go along with the HOA's insurance for common...

What hidden costs are out there for carpet install? I've been quoted all over the place, and so far, it seems like New York Carpets is the lowest, at just under $1/sqft for removal/disposal of the old carpet, moving "regular furniture" aside, upgraded padding, and install of the new stuff...

I put in an offer last month, it was accepted, and now we're halfway through escrow... and for some bizarre reason, the seller's agent hasn't changed the status of the listing to Pending... I can't figure out whether they're playing games, have something up their sleeve, or are simply negligent...

So is this no-washing-cars thing common among Irvine HOAs? I'm in the escrow process for a property in University Park (University Park HOA, managed by PCM), and would be dismayed if I'm not allowed to wash my own car :( Driving around the neighborhood, I was struck by how many contentious...
