dont get me wrong the property is nice. and you may be right abou the sales price. unfortunately you wont see any appreciation above 1mill any you will have overpaid. buy it if it is your dream house only and you dont care that you overpaid!

my guess is 700k. last home in the area sold for $700k back in october
