I don't believe any Strada 3x models have hit the market yet....I'd be curious to see what the price point would be for the 3x....Also, will be interesting to see whether the Irvine School District homes will command a premium over the TUSD homes....

Does anyone know who the builder is on the the hilly land behind the Entrata condos in Orchard Hills (Orchard Hills Drive and Wolf Creek Drive)?  I thought it was Toll Bros....but apparently it's not. It looks like the lots have been graded and construction will begin soon.

Has anyone else had problems with the small Millipede like black worms that seem to be so prevalent on walkways and sidewalks near the house, and if so what did you do to solve the problem? 

Are there any disadvantages to a 7/1 or 5/1 ARM besides an unexpected spike in interest rates?

Actually I inquired with Cash Call regarding a re-fi rate for a conforming loan and the best rate they quoted me was north of 3.75% APR.

Does anyone know when the Strada models will be released for sale and how much they may go for? I'm hearing a release date by December, but I think that's a little bit too early considering they're still on phase 30 and they still have to sell the vacant lots next to the sales office.

I'm hearing a lot of people are getting under 3.5 on a jumbo re-fi. My LTV is 50%. However, when I call the lenders for a quote, they either don't return my call (wells fargo) or quote me in the neighborhood of 3.75% (cash call). I'm wondering if anyone's gotten a jumbo re-fi here under 3.5%?

Does anyone know what the best rate is on a 30 year jumbo re-finance right now?

Any idea how much the next plan 3x's are going to go for in the upcoming releases? I don't believe there have been any released for a few phases now.

We just received word from Irvine Pacific that the close of escrow for phases 12 and 13 has been delayed 7 days due to a delay with the cabinet manufacturers. Anybody else from these phases been contacted by IP regarding the 7 day delay?

Does anyone know the name /tree type of the backyard privacy trees in the Strada,models and how long it takes to grow that tall? I'm considering getting younger trees but don't want to wait  a long time for them to grow. Any recommendations? Thanks!

Btw...Strada 3x with the conservatory is around 2860 square feet....not much smaller than the smallest Capella plan that is going for about 150k-175k more right now. I really disliked Capellas tightly packed streets and irregular front yard landscaping and of course the school district. The...
