Buying Foreclosures in General

Irvinemom, how did your friend lose the deposit? did he/she pay the owner directly without going through escrow?

As I research the foreclosure market, I realized that this is not for the average Joe (me). For me the only good information is that if the same property is listed on...

    Buying Foreclosures in General

    Buying Foreclosures in General

I'm no expert at this muffdaddy; however, it is clear that he is defaulting on both loans. Perhaps he defaulted on the second later than the first thus the sale is at a later date. Yes the auction will wipe off the jr. loans; however you can bet on the fact that the lender of the Jr. loan will...

check out ING direct checking (that's right checking) They are currently paying 5.18% if you have more than 100K. I'm looking to possible jump on a foreclosure property so I may need to get the cash at any moment; Plus, it's paying just as good as many 6 months CDs.

    Buying Foreclosures in General

Hi graphrix, just got back home from work. Anyway I looked up that address and I don't see it. That may mean that your suspicion was correct that CRR is not too updated or it may mean that I may have deleted b/c when it came through I was not interested. I was given a "spreadsheet software"...

    Buying Foreclosures in General

Hi Graphrix, I'm at work now. however, when I get home tonight I'll check on that address for you. I don't recognize the address but it is very possible that I may have automatically deleted it b/c it is not in an area that I'm interested in buying. I'll get back to you tonight.

    turtle rock

I want to get everyone's opinion on Turtle Rock. As I learn more about Irvine, driving through all the different areas-- I find this area to be the most interesting area. The houses are smaller but the streets seemed quieter and a lot less crowded, and the housing density may be less. This...

    Buying Foreclosures in General

thanks again graphrix, I think your knowledge base is broader than mine and there isn't much that I could tell you that you don't already know; however, I'll definitely share things that I learn along the way. I tried Fidelityasap.com that you recommeded and its great for the trustees sale...

    Buying Foreclosures in General

thanks graphrix, however I don't think I worded my question properly. I meant to say that once the trustee sale has taken place and there are no outside bidder-- how long does it usually take for the lender to turn around and list it with an agent. In these circumstances would a title search...

    Buying Foreclosures in General

Of course, I'm aware of the fact that more senior loans would need to be honored but other than that, are there any other "due diligence" that one needs to do prior to making an offer?

    Buying Foreclosures in General

For those of us caught in situations (family etc.) where we feel the pressure of having to buy in this market-- we know we are at the peak but for various reasons the pressure and benefit of buying outweighs the risk of losing money. We are looking at other avenues where we can scoop up a...

Forclosures in Irvine - ZIP 92602

graphrix, thanks again for your incredible insight, knowledge and willingness to share. I'm going to sign up for fidelityasap.com I've tried both Realtytrac and Foreclosure.com in past--these are way behind the times. Thus, I've resorted to paying $89/month for county records research. Their...

Is there any way prices can appreciate from here?

thanks again graphrix. That list is very useful. I didn't know Flintridge and 18512 Via Bravo sold for so little. They were listed much higher if I remember correctly. In fact, there was another home on Via Bravo that was for sale during that time. Apparently, it hadn't sold and it is no...
