    Irvine Foreclosure Data

So how does this play out?  I would think that if there are still a lot of homes in the back log for sale that prices shouldn't go up a whole lot.  This is a virtual shortage to jack prices, wonder if it'll work.

[IHB] Irvine Housing by the Numbers - July 2012 Update

Thanks for the post.  I think it is interesting that the YoY are all over the place.  I expect the turtles and Quail Hill to be up, but didn't expect to see such a mixed bag outside of them.  Wonder if it is just the interest rates and low inventory mucking around with things.

Garden Hill and Sage in Portola Springs

Hasn't this style of building been going on for a while already?  I would think it not a majour player and as we've seen people do NOT want to buy w/o a driveway.  Places trying to sell without appear to have been suffering for a while and places like LV and LR have seen sale increase from pent...

    Low inventory?

<3 redfin's trending stuff.  You can see that listing prices have been going up in general while sold prices have been going down.  It is voodoo RE pricing!

Yay, more 0 lot condo "SFR"!

Garden Hill and Sage in Portola Springs

I don't know much about SF home pricing really.  I would agree on a personal level that SFR should be better than MC.  However, I think comparing something registered as a condo vs some that is a SFR is a little flawed as what it is classified with the city as impacts interest rates, and rates...

    Home Builder Construction Quality Comparison

This also depends on where you live some.  I personally HATE Lennar because when I live in FL in a Lennar home they did a crap job and the homes all started sinking and cause cracks in the foundations.  I have an in-law that lives out here who will live in nothing but Lennar homes.  I personally...

    Low inventory?

This might have something to do with it for the past few years.  If you look at the YOY, people who have bought since the boom have lost money if they were to sell now.  That stops flippers also.  Also, if you are a seller, that kinda also immediately makes you a buyer unless you plan on living...

    Low inventory?

I'm thinking it is a lot of fear and posturing.  Let the election season go by and give Europe time to do whatever it will be doing.  Too many people in the area concerned about their money makes stuff like this happen imo.

Garden Hill and Sage in Portola Springs

First, don't hold your breath on homes appreciating on 10 years time.  To your question, if they are priced well to begin with, then they will move at the same rate and therefor there shouldn't be any difference.  If you are asking about 2 places where all other things are equal, then obviously...

Observations from the front lines of the Irvine housing market?

I think that's the part causing this, the next few years.  We have an election season that is causing congress to put off any majour legislation.  The Eruozone is get real shaky with their own elections, and they haven't really tackled their debt issues either.  Throw in people who don't want to...

    short sale and bankruptcy

I cannot understand what you are asking exactly here, but yes a person can have multiple loans on a home, file Chapter 7 I believe, and keep the home.

    Low inventory?

Ah, there's the housing pessimism I've grown accustomed to!

[Poll] Orchard Hills what happened? Lambert Ranch & Trash Talk! New Poll!

With all this talk of ladnfills, VOCs, radon, exhaust, and what not, is there a better place than Irvine to live to avoid all the possible health issues?  Like moving to Mission or Aliso?
