It's insane right now. Home in Irvine was listed at $1.75M. We went in at $1.95M with escalation to $2.025M... house sold for $2.1M with free 60 day rent back on top... for a 4 bed with 2600 sq ft but a big yard in a higher mello roos area of Great Park... $808/per sq ft... nuts...

Interesting, the floor plans they put up for Daybreak at Solis by Pulte are identical to the models at Launch at Rise by Shea. Didn?t realize two different builders could build the exact same floorplans? anyone know when the waitlist starts for daybreak?

From an appreciation point of view, is it more desirable to go with Sierra 3 that has the bonus on a two floor plan, vs Sierra 2x/y that is a little bigger but has the bonus on a 3rd floor plan?

Understood. That's why i said "more than happy". I assume IVY's would be even harder or worse than that to get into. A top 100 school on the US News Colleges rankings report would be ideal either way...
