This is true.  I actually think there will be fewer FCBs in this community than anticipated-- and most buyers that plan to live here would probably rather send their kids to the new HS.

Each home has a base price, which is reflected on the website. The prices being quoted by landofnoland are not reduced prices-- these are simply base prices before lot premiums are added in. I am told prices will be increasing with each phase.

Laguna Altura is a really interesting real estate case study.  The community is very small, gated, and somewhat distinct in that it is tied in to the Holy Grail of High Schools for foreign buyers-- Uni.  A couple of very aggressive young real estate agents were able to leverage these factors...

It's hard to say prices in this community should be comparable to turtle ridge. Many of the turtle ridge homes at the $3m price point have ocean views (albeit distant) and easy access to Newport Beach. Hidden Canyon has views of the 405. I think a much better comp is vicara in quail hill.

I'm starting to think the pricing at this community may be a sign that we have reached the top of the market (reminiscent of the Plaza on Jamboree in 2005 or so). Based on the prior postings in this forum, it seems that the asking price for the average Marbella home before landscaping and...
