    I was going to check it out this weekend.  Seems like it's pretty close to the railroad and Jeffrey -- that's the only concerning part. Number "13" doesn't scare me :)

    I actually checked out:https://www.redfin.com/CA/Irvine/4662-Roxbury-Dr-92604/home/4670319 It was way too close to the train tracks, and there were a TON of cars parked on the residential area (probably a lot of renters?)  It didn't feel like a good neighborhood.
