I’m a sucker for birria tacos at La Tia Tacos in Lake Forest and Mission Viejo. Also checked out a Michelin guide Mayan cuisine place named Chaak in Old Town Tustin last week for gourmet smoked duck and pork shoulder tacos. Flavor depth was great.

You should see newer Hillcrest park by Olivewood in Portola Springs, they had 3 concrete ping-pong tables built by the pool and park there.

Or even The Ranch neighborhood off Yale and Irvine Center Drive for that matter if not Northwood @ravi. The SFRs there are a good size with decent lot sizes and 3-car garages.

Why not just look for a similar-sized renovated home in Northwood area? Still pretty central and you can avoid that steep monthly HOA.

I would hope most buyers have done due diligence on assigned schools, mello-Roos before signing to buy a home…
