    I would think so as not having a valid Visa means getting questioned each and every time you enter the country and if there is a clear pattern of exit/entry then entry could be denied.

    Large is a relative term.  In terms of percentage of population its not Hawaii by any means, but, it is large enough (seems they represent about 5% of the community) for our needs and have the items that are important to us including Japanese speaking drs, Japanese language schools, Japanese...

    Large Japanese community and all that goes with that is why Irvine is our choice.....  hopefully will be there in 2012.

    I think this will be a non-event.  A downgrade to AA+while meaningful in that a rating agency did drop the US from AAA status shouldn't have an impact on funds as (according to a recent podcast from Planet Monday in which they discussed sovereign ratings as it related to the S&P) very few...

    FCB = Foreign cash buyer.  While its true that they will not need a loan it doesn't mean they want to OVERPAY for a product.  I'm guessing that on an older property the cash buyer will be going for most bang for the buck.
