For The Summit, it will vary by builder depending on their projected timeline. Shea is expected to have their model homes open before sales begin, while Brookfield and Toll Brothers will be pre-selling their first few phases of homes before their models are completed.

FivePoints is developing a shopping center at Great Park, it will be near the ice rink. That should help a bit with the crowds at Woodbury.

Talking with Toll Brothers sales reps they have not announced the exact mello-roos amount yet. But will most likely follow standard Great Park tax amounts. With mello-roos being based off of square footage and not price, a 3,500 sqft home should be right around $11,000 a year in mello-roos.
