    I could be wrong, but I don't think those pics are of the four story condos.  I think the four story ones are being built south of those.  I saw a steel frame structure coming out of the ground earlier this week.

    Based on the layout, lot 72 will have 69 family residences that will pass the house when they enter or exit the tract.  Assuming two car households and a couple trips per day, that's nearly 300 passes (low speed though).  It would've been nice if they placed Settlers access near lots 31-33...

    Based on demographics I've seen in the area, I would expect non-anchor tenants such as Super Irvine, and Indian and kabob restaurants, followed by Asian restaurants.  Anchor would be Wholesome Choice.

    Some lots include front yard landscaping which may explain the up and down pricing.  I'm guessing the lots that face Lambert Ranch Rd. have landscaping done (charged) under the developer's control so a buyer doesn't screw up the look the look of the hood with ceramic tiled steps or by leaving...

    Seems like they are getting close to releasing the northeast lots that are slightly larger than their typical lots.  Given the shortage of inventory and greater distance from the 133, I'm curious to see what the $ increases will be.

    Lambert Ranch in Irvine

    Are they using E-Stone for the kitchen counter tops?  Is granite not standard?  Maybe a very costly upgrade for the mammoth islands.
