    Retail Openings and Closures

They are just renovating. Took sign down to make sure people drive up only to realize it is closed (cause that happened a ton the first few weeks they started the renovation).

    COVID-19 Retail Openings and Closures

Pizza Hut also sucks.  But with Orchard Hills built out a lot more you would think the center would start to draw more, but its still pretty quiet in general.

    COVID-19 Retail Openings and Closures

Damn it - I loved this place.  There fish burrito was bomb and there salsa's were awesome.  Same people always working there too.  Wish I would have known I would have went for one last burrito and tipped extra well.

Newer Irvine listings with crazy WTF asking prices from equity sellers

So would I - nothing better than that.  But I am saying - on a busy street, there is actually an advantage to motor court - when it comes to having your young kids play out in front of the office.  Don't get me wrong -there are other advantages to traditional SFR (typically bigger lots, more...

Newer Irvine listings with crazy WTF asking prices from equity sellers

If you have kids - there is a niceness to a motorcourt with driveway. Much more private street in terms of kids being able to play on it and you still get the joy of your own driveway.  I do get your guests still have to park out on the street but since I live on one (and have young kids who are...

    Housing Analysis

Famous last words - but I think home prices and the rapid escalation we saw has peaked and we will start to see that shift. Not saying crash - just saying the rapid jump up in prices that was happening month after month is done. Somehow kick me 6 months from now when stuff is up another 20% :)

University Town Center - oldest current retail tenant?

Before Lees I think it was a Hamburger Hamlet (or something like that).

University Town Center - oldest current retail tenant?

I forgot that center used to have ZPizza and Rays for a while.

University Town Center - oldest current retail tenant?

Is Rays pizza still there or did that close?  Cause I'm 95% sure that has been there longer than In and Out.

Souplantation May Return To San Diego

My kids ask me everytime they pass a SoupPlantation that still has its sign if we can go there.  They get sad everytime I remind them no.  Would be great if they were able to come back, even if in a limited fashion (although I'm not going to a senior center to eat there).

This is exciting. I can't wait to hit it up.

68 Irvine townhomes priced as low as $425,000

Not sure how this program works - but there are ones where after x number of years you can sell it to anyone and at any price (i.e., you eventually get your equity).  Its good for someone who probably isn't going to see their income grow a ton - but can stay in the house and intends to be in the...

    Thoughts about this stonegate SFR

Perfect to put a basketball hoop on and let your kids play on. So there are certainly pros to the flag lot - although the garage situation is a bit more annoying.

Tankless Water Heater + Water Softener Installer Recommendations

I used them too - they did a good job and their price was very competitive. Way more competitive than some of the other top people on yelp when I got multiple bids.  Haven't had any issues (its now been a few years since I had the work done).
