    San Mateo - Refrigerator depth?

the next best thing other than going to the model home is to go to IP's San Mateo website and use their interactive floor plan map with the virtual ruler tool. It helped me quite a bit.

How likely is the loan cannot close by the closing date?

Just long story short, if you use 3rd party loaner, and assuming you are still qualified to satiafy loan conditions up to that moment, then you probably need to get on top of things for documents you need to submit, and you need to get prepared to receive/sign/scan/email back any document within...

Awful Experience at Colibri, Portola Springs

I always think about this... besides of culture shocks and FCBs using all cash to drive up the price... they just play by the rules (at least on US soil) and pay for the asking price. There is not much "wrong" to point out about that. It's still better to me then the US banks and wallstreets...

    Irvine housing- % to income

Sorry you mean 50-60% of gross income? If monthly housing is 5-6% of YOUR income then I think you can consider moving to Newport or Palos Verdes...

    Saratoga Upgrades

OIC, that's a nice one! I actually like 3 doors more as it's less complicated. But the one I got, with 4 doors, has a smaller ice maker insider, and a bit bigger (currently the biggest counter depth french door by samsung, by a small margin). As you noted, the counter depth are just tiny...

    Saratoga Upgrades

I just got my Washer and dryer too and those model (or any new models now) qualifies for the $285 rebate from irvine district. The issue is I'm not their customer yet as I move to Irvine by mid next month. Do I still qualify for that rebate?

Cambria @ Stonegate Grand Opening on Jan. 26th

I'm speechless. I'm trying to be logical but I honestly can't think of any "premiuminess" by being next to Irvine Blvd...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Price change (lower) notification is pretty much the norm these days on redfin for Irvine. I'm not sure if it's bubble bursting or just correction to a more sustainable and solid level. I mean if it fall like 10-15% I would say it's minor to major correction, which isn't always a bad thing as we...

Cambria @ Stonegate Grand Opening on Jan. 26th

I guess any house not next to Irvine Blvd could be subject to location or lot premium. While I wonder, or I should say IP can always charge for more premium as they see fit, like next to a park or whatever.

Bowing Out Gracefully from the Irvine Housing Market

Thanks man. Also right USCTrojanCPA  it's at 2.55-2.54% now. hopefully it finally found the bottom to this madness. A 0.6% mortgage rate in just 3 business days increase will certainly affect housing, or anything. Last time I think it took 6 months or more to raise that much.

    Purchase agreement with Irvine Pacific

To be fair, I know the potential landfill and military base issue before I even consider joining the SG waitlist. So if one has those concern they probably should think twice before they get to that point. The T&C shouldn't come as a surprise as the agent or oneself should do some homework...

    Purchase agreement with Irvine Pacific

interesting... a few times when I happen to walk into their office just to chill out I could heard of the someone saying "can/how someone from china buy a prop here"... possible all cash... so it's interesting but make sense if they really allow RMB cash payment.

Newer Irvine listings with crazy WTF asking prices from equity sellers

This home seems to have low ceiling... this could be a ground floor home with someone living above. which should allow hardwood floor as if it's on second floor with someone below then it's like on T&C that hardwood is not allowed. There are obviously disadvantages with ppl up or down stairs...
