    Don't know much about the high end, but it would seem $ per sf is absolutely meaningless on properties like this. When some of the lots are more then double the size of others, and landscaping could cost upwards of a million dollars, size of the house is only one small factor.

    Hrm....very good question. Would anyone know if Northpark has fewer ammenities than Woodbury, for instance? I'm pretty sure the mello roos is considerably lower... And the density is also much higher.

    Both! It was a shortsale that showed really bad. The paint was a mess and some problems with the floor. No major fixing required, just cosmetic stuff that helped turn away other buyers.

    Yes but the people with fixed rate loans aren't going to be foreclosure stats, they will simply be keeping the inventory low.
