Do you think these will have an impact on other condo sales or IAC rent? With such high HOAs, I can see how it will take a lot lower $ per sf to reach rental parity than most other condos...

Don't know much about the high end, but it would seem $ per sf is absolutely meaningless on properties like this. When some of the lots are more then double the size of others, and landscaping could cost upwards of a million dollars, size of the house is only one small factor.

So does this change your plans of waiting till things go down to buy up? Have you put a mental 'stop' on your play in case things rebound back? Curiously, it still seems other cities continue to plummet (Ladera Ranch, Talega, etc.), so are you thinking of moving somewhere else?

And you probably won't get exactly what you want since inventory will be tight. Maybe you don't remember the craziness of the boom years, but buying 'on the way up' is a nightmare.

Both! It was a shortsale that showed really bad. The paint was a mess and some problems with the floor. No major fixing required, just cosmetic stuff that helped turn away other buyers.

I bought my place for 30% off its previous sale price. I think there are good buys here and there if you are willing to look and do a little fixup work yourself.

Yes but the people with fixed rate loans aren't going to be foreclosure stats, they will simply be keeping the inventory low.
