Short Sale help in Irvine

I heard that the feds are giving incentives for homeowners to pursue the short sale option. I was wondering if i was going to pursue a short sale what are some things i should be aware of. Also should i have a buyers agent to represent me? because i've heard both sides of the story. Also if you guys know any buyer agents that have short sale experience this will help also. (you can recommend yourself if your an agent)

I think we have two agents here that are very good.  Irvinerealtor and USCtrojancpa...  Both are awesome...
