How Long Will It Take To Build Out Columbus Square?

Does anybody know how much building has slowed down?

Who has walked? Who will walk?

Who will be coming in?



Basically, by 2012, do you think that this area will be build out in terms of homes? Retail?

Future Development Plans?



Also, If you currently live in Columbus Square, I would value your input on what's it like

when you wake up in the morning, come home after work, and when you go for a walk in Columbus Square.

And if you are living there, if you had more money before you bought, would you have bought in Woodbury? Elsewhere?
 
There's going to be a retail center adjacent east of the community, a city park adjacent west and a county park adjacent south.

Construction will be halted when significant suspicious disease cases are being reported. It all depends on how fast Asianinvasion sells off his/her homes.

not to add fuel to the fire, but AI didn't answer any of your questions. he provided some basic marketing info on the snazzy master plan. instead of telling people they are ignorant or wrong, i'd very much like to hear his assessment of sales and construction activity, or even just general progress in the neighborhood. what's the sentiment in the neighborhood, what are residents saying, how are the initial residents reacting to the slowing buildout? since he seems to follow the neighborhood so closely...

In building out a community in the middle of a housing downturn adds years to the equation. WestPark started in 82 and finished in 95. Northwood started in 92 and finished in 2000. Northpark started in 96 and finished in 2004. Quail Hills started in 98 and finished in 2005. Judging from the size of the Tustin Base it is at least a 12 year project at the fastest. I look at history as a reference point for making an educated guess. I started doing this when you know who was in diaper!

OMG! BK is taking this thread into a downward spiral faster than Tenmagnet has ever taken a thread down. I better PM him to get in here to get with the program.



Anyway, back on the subject. Lyon stopped building Astoria, because that is part of the land they sold in their deal to raise cash. According to the deal, they will still be in charge of building the homes, and getting some of the profit. Not enough profit to cover the loss on the land, but the tax write off makes it make sense. When will they begin building there again? No one knows, but it doesn't look like it is anytime soon.



Maybe the new home hostess (trademark used with permission of BKshopr) will actually step up and provide some more detailed and useful information. It would be a first, so I wouldn't hold my breath.

Yes, in terms of groundwater/soil contaminations, the Great Park is not better than Tustin MCAS.
 
I know two people who live at Columbus Square. These are their pros and cons:



Pros:



1. Centrally located.

2. New.



Cons:



1. Empty lots nearby. I think CS might be half done by the end of 2009. It could be mostly done by 2012????

2. Landscaping is crap compared to Villages of Irvine.



But they are much more concerned by home prices and completion of the development than traffic and contamination.

In terms of traffic, there is hardly any on Edinger.

In term of contamination, they might worry about it 10 years later - that's if they are still living at CS.
 
so in other words, the people that you know who live in CS treat the neighborhood as a less than permanent housing situation. quite honestly i feel the same way about woodbury. i see all too many young families living in tiny homes they'll soon outgrow along with far too much community landscaping. i worry that over time residents have less responsibility over the community and less incentive to maintain the traditional pride of ownership over their individual homes.

Good thought. It is the catch-22 dilemma. Neighborhood pride starts from the front yard. Because TIC is concerned with homeowners with bad taste in plant and paving choices most of the common area is designed and maintained by the association. Owners of larger homes hire mexican landscape crew to do their lawn if there is one. This culture of stepford I have studied for years are directly related to the cookie cutter phenomenon. The front yard is one of the important facet that relates to pride. When the plants die just blame the landscape crew and bitch the association.



Families from quaint small town America living in Irvine my finding indicates that they are absorbed into the stepford culture as well. The envivornment is too powerful in shaping the attitude of the residents.

Probably meant contaminant of concern. The VOC's left by the spilled jet fuel for starters.
 
Here are the plans for the north blimp hangar. Last I heard is 2010.
