Yes, IHO Rule #2:

Don't live near a freeway or major road.

I'd avoid 99% of Irvine. Here's a good house for you:

What I meant is don't live right NEXT to a freeway or major road.

FR is too secluded for me (although I do like the elevations and 3CWGs).
Once you go 3-car garage... your junk can never go back.

3CWG and 8 car driveway, haha.  I am pretty sure that 6 Bell Vista is going for well over 850k though as there were multidigit competing bids.  Also, the house needs about 10k in work to get it "up to par" as well.  8 Bell Vista, the next door neighbor and same floor plan has a 5k lot and it closed for 860K (it did have upgrades though)

I went to look at Mountain View when it first came on the market.  If I recall correctly, they took out a wall between two rooms making an interesting opening.  I couldn't see it in the photos.  I wasn't too impressed with the house overall though even with it backing up to "openness".  The agent did have some pretty good cookies though, haha.

There was a house on Dorado in Portola Hills that was 4,000 sq. ft, two master bedrooms, a loft, ~6300 sq. foot lot, 3CWG, 5 bd. room for $879k.  It looks like the sellers got tired of waiting to sell it and pulled it off.  I believe it was on the  market for over 60 days without one price adjustment.  From all of the houses I saw in Portola Hills, that was the only one I really liked.  I did feel that Portola Hills was "secluded" as it is a 5-9 minute drive from Foothill Ranch.  FHR's seclusion isn't nearly as bad as Alton gets you to Costco and the Spectrum pretty quickly.

Despite it being a flag lot, I like it.  I think I could get about that much for my Irvine home.

I know, it'll probably go for around $850k - $900k is my guess... :'(

I said the same thing.  Add that to the $20,000/mo for property taxes the place is starting to look a bit pricey.  ;)   I wonder what the monthly maintenance is on that property including everything but mortgage.  Electricity bill has to be around $6,000.  Then, you have to have a staff to manage the house including a full time gardener.

Also, for $65,000,000 I would expect more than 7 photos! (especially when one is of a play structure on a beach that seems to be public.  If I paid that money, I'd want a bit more privacy. )

Whats the visitor parking going to be like here and Caserta? I'm in the market for a 3br in Irvine and Woodbury is insanely cramped.

Does anyone know if these are detached?  At over $416 sq ft for a 3 bd condo, seems pretty high for a new build.....
