I'm not a baller like USC... can't afford a $4m+ 3CWG.

I love Turtle Rock.. came very close twice to buying there, one was a 3CWG the other was a one story... USC got both... so lucky.

A year or so back USC showed me a tear-down he was looking at but this one he got was so much better...  and less work.

Maybe I need to get into real estate and VIX flipping. :)

Yeah I saw thinking of submitting an offer on home in the same tract that needed a full renovation.  However, having heard from a lot of my clients and friends that prices for materially were up significantly and worse yet trying to get good contractors was a huge pain in the ass (and if they found good ones the prices they were quoting were sky high) I decided to purchase a home that didn't need much renovation.

Had someone told you in 2012 you'd be buying a $4m home within a decade, you'd think something was put in your water before drinking it. What a huge step forward for you Martin! I know even bigger success is directly ahead! Congrats on getting all the stars to align together at the end of what was an extraordinary journey to find and close this perfect home.

Yeah, no way I'd think I could remotely afford a $4m home 10 years ago and would have thought that anyone told me that I would was smoking some serious drugs. haha

Congrats!  I know the feeling of landing a unicorn and it can't be beat. 

You may have explained this somewhere else, but why was having a one story so important?

Thanks LL.  I grew up in a single story ranch-style home in Huntington Beach and bought my dad a single story home in Las Vegas so I'm very used living in them hence why I'm biased towards them.  Also, my dad has arthritis and it acts up when he comes out to Orange County so him being able to access the entire home easily is important to me as well. It would have been nice to buy the home last year when rates were in the high 2%s but I have this feeling interest rates will roll over in the next 12-18 months and I'll be able to get a fixed rate in the 3%s.

Congrats again! Turtle Rock is a great choice. Just a quick walk to suicide hill (Chaparral Park, all us Irvine kids always called it suicide hill). Great area to go on a quick nature walk.
