Azul@OH vs Meadows@LF

Which one has more potential for future appreciation? I know Evergreen@Meadowns has increased by $400k since Phase 1 was released. How about Azul@OH? The same appreciation?
 
Probably a hard prediction to make; it will depend a lot on macroeconomic factors like interest rates, the overall direction of the market, etc. But Azul is a nice property, and one of the last that is building in OH Groves, so I'm sure it will show good appreciation.
