Exterior Painter Recommedations

I got vague notice from our HOA regarding painting.  it's been 10 years since so I will bite the bullet and do the entire house.  HOA claims it might be just the wood like shutter, garage door, or front door.  This sounds like a set up because I know in 1 year, they will ask me to paint the stucco.  This job also includes some very light wood restoration if possible.  The base of our trellis has water damage from the rains.  Looks like 4 pieces of wood at each base that are glued and nailed together.

Requested a quote from Xenak and Martha wasn't sure about painting the area above the trellis.  It's been days since I had her over to quote.  No follow up at all.  I am not going to chase anyone and give them work.  It's a warning sign when people don't get back to you.

I am pretty chill when it comes the job as long as it's completed as promised.

Thank you!  Yes, I read that thread and just wanted to make sure nothing has changed.  Xenak was on the list and what was weird was the doubt Martha had when she was in my backyard.  I did some more investigation on YELP and it seems she will take pictures and contract the job out to other painters in her network.  It seems to have worked for a lot of the jobs but there are some that didn't and are buried with YELP rating system for subscribers.

I also seen your other posts about 3-High and will give James a call.

I hired Xenak last year and would not use them again. It did feel like it was contracted out and maybe the crew I got wasn't as good (they left trash, dirty toilets, missed many spots) as the other crews she uses. She tried to make it right and had another guy (super nice but not a painter by trade) to do touch ups to make us happy. It was just too little too late. I wish it would have been done correctly from the start. And it was expensive too. The next time we paint, we'll try someone else.

I definitely agree with what you are saying with regards to Yelp in general.
 
We also got a weird vibe from Xenak.  She seemed rude and didn?t really have an understanding of what we needed.  Suffice to say we escorted her out.
 
I have used JG Decor in 2020 to repaint my house before I sold it. They are based in Placentia but do service Irvine I believe. It came out wonderful and they had great attention to detail. Lot of compliments from neighbors. Price was very reasonable and on the lower side of average. Clean up could have been a little better but its because they had to scrape off all the previous paint from the wood trims before repainting, so there were just a lot of paint chips that they couldn't clean it all.
 
3-High was a bust, left 2 messages with the person that answered the phone and never received any calls back.

In the end, I just hired a handyman that I knew from Irvine Pacific who took care of the wood surfaces just to get off the HOA report.

The Association recommended Northcott Painting and the special deal was a quote of $2000 just for the front door, garage door, 2 shutters. This was after the $150 discount.

The most competitive quote I got was from Harris and Richard Kim at Angel Painting, 714-335-5176. They were giving a quote to my neighbor and I asked them to give me one.

I get there is a shortage of painters and to me, there is a difference between a home owner having to repaint vs someone selling their home. Some painters felt they were entitled to some of the appreciation in the home and charged accordingly.

 
Sorry about your experience with 3-High.

I haven?t used them in a few years and usually only for bigger jobs.

Going to need to do the whole exterior soon. I?ll let you know who I end up using.
