Irvine Blvd/Merit: New Construction?

Happy Holidays All,

Wondering whats going on next to Portola High on the corner of Irvine Blvd/Merit. Are they bringing new homes or retail?

Retail?  You must be joking.

Looks like grading for the next village, Solis Park.
 
It's supposed to be new homes, Daybreak at Solis by Pulte Homes. No info on what types of homes or floorplans yet.
 
From my FivePoint sources, FivePointX, retail plaza on Ridge Valley, is still slated to happen but just no definitive date yet.
 
Does this area have the ridiculously high mello-roos tax (CFD No. 2013-3) similar to the rest of the Great Park?

Definitely, since Solis park will be zoned in the new school as Rise Park and Altair.
 
It appears to be a lot of dense housing development in north irvine and Great Park. It is amazing to see the number of houses lining the stretch of Irvine blvd from Sand Canyon to Alton Pkwy in the last 4-5 years.
 
less than 30 years ago, bryan between culver and tustin ranch road was a two lane road used by farmers to drive their tractors down with a four way stop at bryan and culver. Culver was a dead end road before meadowood was built and the area had the sweet scent of oranges which backed up to Canyon Creek and Windstream homes. Kids went down to the wash (now the trail that separates the older Northwood from Northwood point) to smoke pot.

Was pot illegal for kids 30 yrs ago...?
 
Interesting, the floor plans they put up for Daybreak at Solis by Pulte are identical to the models at Launch at Rise by Shea. Didn?t realize two different builders could build the exact same floorplans? anyone know when the waitlist starts for daybreak?
