Very simple, priced too high given either location and/or condition (upgrades or lack there of).  These are detached condo because they are located on motorcourts.  Having a driveway does not equate the home being an SFR vs a detached condo.

Those are motorcourt detached condos where as Highland homes are non-motorcourt detached condos (aka quasi SFRs).

Yes cars can be parked on the driveway over night.  There's several detached condos in Irvine that have driveways where owners can park their cars.

Stupid question, but if it were listed as condo instead of SFH on title, will that deter buyers? The fact that it?s listed as SFH on title but has a motor court is quite misleading as a buyer.

What is even the requirement in OC to have title as SFH?
 
These 2 homes are definitely not quasi sfr. They have very narrow courtyard with driveway.  These homes were built on the very last lot of Woodbury in 2010-2011 after financial crisis. Personally I dont like the design. It feels like the whoever the builder was trying to do sfr for a condo so they could market it as sfr.

Most buyers will not know the difference between Condo or SFR especially in a situation like this but it also doesn't really matter if it is SFR but feels like detached condo anyways.

I'm not 100% sure on the distinction between the two. From what little bit I do understand is that a detached condo has lower home setback requirements to the adjacent home compared to SFR therefore more dense.
 
I think the distinction is really whether there is a common land interest between the owners. For example, if the shared driveway of the motor court setup is considered private road, then it is a common land interest and to be maintained by the HOA; vs if they are considered public street and maintained by the city.

On the other hand, zero lot lines can be considered SFH because it can be part of property line easement.

But from lender point of view, usually you can get the same rate for detached condo (single family residence) as single family houses.

I just talked to fanpalm?s listing agent last week, they have a ton of offers, they were just making another ?highest and best? counter offers this past weekend. I think it?s probably the same thing for the other one. Lots of demand for both I believe
 
I looked at the history of Montecito. I believe it is one of the very first one to start the motor court trend in North Irvine new builds that is to blur the line between detached condo/quasi SFR/true SFH and the now cookie cutter L shaped great room concept that has been recycled the last 10-12 years.

Plus this golden nugget from Irvine Company's sale agent at the time, on motor court:
"Well, I see that you haven't read the newest brochure.  There was an EXTENSIVE market study conducted, and one of the most important things was people wanted to live on a quiet street and wanted to have privacy.  These motorcourts address those needs.  You don't want random cars travelling down your street.  This way, you know that everyone who travels on the motorcourt is your family or your neighbors.  It was purposely done this way.  These motorcourts are better that they are this narrow.  This discourages people from driving fast on them, so your children will be safe to play there.  The whole community was designed to keep what homebuyers wanted in mind.  It's purposely designed to have narrow streets and smaller lots"

It looks like it is highly  ;) desirable by the buyers, who knew

I know right. TIC is such a visionary. 3/2, 1800 sqft detached condo on a motor court, near Irvine Spectrum can sell for a cool 2 million.
