OH neighborhood 4 official tract number is 19020
Original master plan was for 287 units encompassing 257 acres
New modified plan increases this to 520 units
2 Gated entry

Biggest downer is probably the SCE electric substation on corner of Portola and Jeffrey

Recent developments - Planning commission has approved the VTTM on 10/21/21.

Environmental Impact Report. Pretty informative. This is also interesting because they do go into some detail about the asphalt plan situation and the testing that they've done.

Looks like there is news that the city of Irvine will reach some sort of settlement to move the Asphalt Company which would definitely increase demand and value for Neighborhood 4 as well as all the homes in the Reserves.
 
Nah, this is part of the planning stage and goes as schedule.

The Irvine Co doesn't have a panic to fast track anything. There are plenty of other project still in the selling stage at Irvine new developments.

"Northwood High School moments from home" - Your children will be greeted by dozens of trucks carrying asphalt or RAP (reclaimed asphalt pavement) when they walk or bike to their neighborhood high school.

At the end of February 2022, the City of Irvine released a statement about seeking a settlement with the plant and have it relocated. As of today, no public announcement has been made about the relocation, while The Irvine Company works extremely hard preparing their Neighborhood 4 for 520 more new homes to be built.
