Extensive reno vs tear down and rebuild?

Hi all, I?m new to Irvine and this forum.  :)

My spouse and I recently purchased a 1970s SFH in Turtle Rock and it needs extensive updating/reno. At what point would you guys choose to tear down and rebuild? Are the HOAs a nightmare for this? Does a zero lot house still have to be rebuilt as a zero lot house? Are costs astronomical? Wait times very long?

I?ve contacted a couple of general contractors and their waitlists for large reno jobs is 6+ months out. Looking for any and all input, thanks!
 
I think it depends on what kind of reno you are planning to do.

If the floorplan is fine, you can just do interior updates... next is moving or removing walls etc etc.

If you are going to entirely change the footprint of the house... you'll need the HOA (like adding a story... expanding out some rooms or whatever).

I've seen quite a few done in TRock so the HOA allows them, you just have to be prepared to go through all the hoops and like most things now... everything is delayed.
