Last night I listed a single-story home in the east part of Lakewood on MLS for one of my client's parents who bought the home about 35 years ago. The home features 4 bedrooms and 2 full bathrooms along with 1,290sf of living space. The home is listed aggressively at $700,000 and is expected to sell fast.

After receiving a total of 20 offers, the seller has decided to only counter the top 6 buyers which are due by Wednesday at 8pm. 
 
Man that is an efficient floor plan. Thanks for sharing the Matterport and just being organized...I've been looking at commercial real estate and you put most of these guys to shame.
 
This property closed yesterday.  The sales price was $805,000 or $105,000 over the list price.  We did decide to under price it at $700,000 and thought we'd need up around $750,000, not over $800,000.  The other top offers were $750,000-$770,000 as a point of reference.  The really shocking thing is that the home actually appraised at $805,000 (the buyer was ready to make up a reasonable difference).  The only closed comps in the $800s were homes that were fully renovated that I provided to the appraiser.  Just goes to show that appraisals can be unpredictable.
