In Tight Housing Market, Thousands of Homes Are Reserved for Certain Buyers

Have to wonder if there is any real study done on closing sale prices between pocket listings and market listings. One would think pocket listings close at a lower price than those on the open market - but I don't know for certain.

I had this discussion recently. In a seller's market I would never want to sell privately but in the open market. I am not worried that I won't find a buyer in this market. And if the pocket buyer wants the house bad enough they can offer you $x+ over the top bid.
