When pulling down the stats for how the Irvine market did in Nov & Dec off MLS, I noticed another portal where you can see the production for the top 100 broker offices and agents by different kinds of criteria so I ran the 2020 data for Irvine. I attached the top 100 agents by the number of transaction sides and by dollars sales volume for 2020 so everyone can see. I noticed that there was some unusual activity for a few agents, they were actually builder agents as noted below:

Derek - Lennar Homes listing agent
Janis - Intracorp Homes listing agent
Patrick - Irvine Pacific Homes listing agent
Leslie - William Lyon Homes listing agent
Randy - Richmond American Homes listing agent
Grace - California Pacific Homes listing agent
Norman - Pulte Homes listing agent

In terms of sales volume, Jacqueline and her team are by far #1 as they focus mainly their efforts in Shady Canyon.  In terms of the number of transactions, Jian (Jen) and her team are also by far #1 and do most of their transactions in Orchard Hills.  It was interesting to see where familiar names ended up on both lists.

I was really surprised that I was in the top 10 for both as I've never done any kind of advertising or marketing, either digital or traditional.  I have mainly relied on my repeat and referral clients for the majority of my business but I also occasionally have new TalkIrvine folks that reach out to me to assist them in the real estate needs.  So I really wanted to thank you all for becoming one of the top agents in the Irvine market.

This has got me thinking that this year (2021) I want to start doing some digital advertising so that people outside of TalkIrvine know that I exist and what I offer.  I might even ask all of you to provide me some constructive feedback on my my adveritsing before it goes live.

USC is at #14. Nice job! Kind of surprised I don't recognize most names on the list.

Just like you, I didn't recognize some of the top agents and found out that many of them were homebuilder listing agents.  There are also a handful of Redfin agents on the list as well.

Congrats! I don't plan on doing any transactions anytime soon but I am glad that your informative posts and contributions to TI have been beneficial to your business.

Thank you for the kind words.  I really do love real estate and providing my insight and analysis to everyone on TI whether they use me or not.  Ultimately, if everyone can make better decisions and benefit from my information then I've done something right and paid it forward creating some good karma along the way.  TI is a great community and I enjoy being a valuable contributor.  :D

Not really fair to include builder agents in the ranking. They ?list? properties that the builder couldn?t sell originally but besides sitting in the office, what the hell did they really do. Marketing effort was go look at model home. Pricing? I?ll ask the builder.

I do recognize many of the names from all the brochures I?ve thrown out... err I mean received. I reckon that Martin is in the top 5 of actual working agents. I like that his $$$ representing listings and sales are relatively the same. He is an equal opportunity agent. Notice how many were heavy listening only - I?m talking to you new builder agents. Bet they didn?t receive that much of a ?commission? so Martin probably kick your A$$ in that list.

Pro-tip: Anyone who puts "Area Specialist" in their title - isn't.

Congrats Martin on your earned success and record achievements. Clearly big brand name brokerages aren't needed to sell homes, neither are door drops, magnetic calendars (blegh) or shopping cart ads. It's all about customer service - something those many agents below your name on the list should consider working on in 2021.

I notice a 0.5 number.  How do you get half a transaction?

You get 1/2 transaction when you have a co-agent with the primer agent on either the buy-side or sell-side (from the same brokerage or another brokerage).

Not very common but it is possible to have co-listing agreements with 2 brokerages.

It's also when there is a co-agent from the same brokerage when you have a partner agent which is actually fairly common.

There's a reason why I still thought to reach out to him for advice after 5-7 years and him trading emails with me at midnight. Whether you're a first time buyer or informed investor, you still appreciate the person's attitude and the approach.

There's a reason why USC maintained and grew his business with just open, honest and sound advice + his dashing good looks of cours.
