Single story homes without Mello-Roos for Retired Parents?

Hi - My almost-retired parents are looking to buy in Irvine or Tustin Ranch area to be close to us and the kids.  Having lived here for 15 years, I'm still not too familiar with the different village and the demographics in terms of age.  I've only lived in Northwood, Westpark, Columbus Grove and Portola Springs.

Are there any neighborhoods you would recommend with ground level single-story homes (no stairs, no one above, preferably end unit) that are nearing the end of Mello-Roos or no longer have mello-roos?  Open to condo/townhomes but prefer detached condos.  From what I gather, Woodbridge, Northwood, El Camino Real and some parts of Oak Creek no longer have MR, but not sure of the others.  Any areas to avoid?  They are looking to take advantage of Prop 60/90 but their budget is on the lower end of the price range for a 2bd/2bath ~620K.  :-\
 
try rancho san joaquin, Orange Tree, Woodbridge and the Vista Filare  neighborhood in old Northwood.
It?s going to be hard to get a single story detached 2 br 2 ba for that budget in Irvine, especially if they don?t want anyone living above them. Those kinds of units are really rare.

An alternative is old town tustin which has some really charming small single story detached houses with their own yards. The schools are not good,  but it shouldn?t matter to retirees.

Good luck with the search?I spent a good 6 months looking for exactly the same type of property for my retired parents?it was hard to find!

Short drive from PS if you take the 241 toll road to Portola exit.
 
Tough price point.


Given the lower tax rate and very, very low mortgage rates could they stretch a bit beyond $620?

It may seem far, but I know it takes about 15-20 minutes on surface streets to get from Casta Del Sol to Portola Hills. Plenty of SFRs in that range.

As mentioned before, Woodbridge, old Westpark, Northwood, El Camino, and Orangetree in Irvine will be your best bets. Tustin Ranch has a few older single level homes too but you may have to increase your budget to get one of those.
