I heard about these two companies that help you make cash offers by qualifying you on much less. Supposedly you can qualify if you can show you have 30-35% liquidity of the price of the home, then they give you a cash. So then you approach the seller with a cash offer Which give you better negotiating power. I heard new home builders will sometimes give you a discount if you have cash. But I?m not sure how if that implies you take out the loan through their in-house lenders? Has anyone used these two companies before can comment on how they work exactly?
