What is the average property tax in the newer areas of Irvine?

I know I can get exact numbers from the OC tax website, but I am just looking for more general numbers to plug into a mortgage calculator. Primarily interested in East Irvine/Great Park/Portola zone.

What are we talking, on average? 1.5%? Higher? (Want to include Mello Roos in the total)

 
1.4-1.75+...really depends on where you're looking.  Believe CVE is lowest, then PS older to newer developments, then GP Pavillion is lowest but probably more than PS and goes up from there by newer neighborhood, Beacon, Parasol, Cadence, Novel, Rise, Altair...
 
Thank you. We live in Cypress Village now and love this side of the 5 freeway (we lived in Westpark previously). We are renting and looking to buy in the next 3-5 years so just trying to get a feel for an accurate monthly payment.
 
Most of TIC developed villages (excluding those big OH homes) consists of base property tax of 1.05% of purchase price of the property plus around $2500-$4000 of "Mello-Roos" (total of both true Mello-Roos and special bonds).  To give you an idea of what's average, here are some examples from Eastwood and Cypress villages.  (Note: Cypress Village East does not have that AD Tax, thus, they have lowest "MR" around.  These tax info were a few year old, some of the bond were refinanced to lower interest rate and the current amount are slightly lower.)

Now for the Great Park neighborhoods, the base tax rate are approximately 1.1% of purchase price of the property but their MR are higher than those TIC villages.  Their MR, CFD special tax are levied based upon the square footage of the home and subject to an increase of 2% per year.

Below are the MR for Candence Park and Novel Park.

For homes with MR, the more you pay for the house, the lower your property tax % will be.  If I sell you my $1M home for $4M, your property tax will be around 1.15%.
