Builder Leaseback on Models

I know of 6 model homes from a builder who will do a 3 year leaseback to keep using as models. Already sold 1. Models are in the 5-600k range, cap rate/rent negotiable, in the 5-7% range. Location is north of LA county. DM me if you're interested.
